Chapter Three

Come Home Through a Library

You do not arrive through a lobby. Two storeys of shelves rise from the ground floor, wrapped by a spiral stair. Ten thousand books, a real collection meant to be read, not admired. Most residents mean only to pass through. Most stop.

    The front desk doesn't announce itself. It's built from books, stacked and bound, standing where a check-in counter usually would. Behind it, a wall of drawers rises to the ceiling, each one lit like something worth finding.

    Solitude that asks nothing of you, built for company of one, or two, where the quiet doesn't need explaining. Close enough to the library that nothing has to be carried far.

    Not every thought needs an audience. Off the library, a smaller room holds a desk, a door that closes properly, and nothing else asking for attention. Some residents will read here. A few will finally write something.

Eighteen shared spaces across the podium and the roof — shaped by Imtiaz's Raw Theory health philosophy, where wellbeing is a daily ritual rather than a destination.

Set beneath a lattice of gold and glass, where movement and thought exist side by side. Treadmills face the skyline, curtained off like a page you'd turn to on purpose.

The water holds still long enough to catch the whole city in it. A chair, a shaded corner, nothing asking to be finished by a certain hour.

In Dubai Land Residence Complex (DLRC), off Sheikh Mohammed Bin Zayed Road. Dubai Academic City and Dubai Outlet Mall are five minutes away; Downtown Dubai, Dubai Design District and Dubai International Airport are around twenty.

What does it cost to get in?

Studios start at AED 666,000 from 360 sq.ft, one bedrooms at AED 979,000 from 600 sq.ft, two bedrooms at AED 1.55M from 1,035 sq.ft and three bedrooms at AED 1.9M from 1,314 sq.ft. The 4% DLD registration fee is payable on top, on booking.

When does it hand over?

Q3 2028. The building is B + G + 3 podium levels + 13 residential floors + roof.

Which payment plan should I take?

Both start with 20% plus the 4% DLD fee on booking. The 50/50 clears the balance at completion. The 60/40 leaves 40% to be paid after you have the keys, at 3.3% per quarter over three years — lower cash out during construction, longer commitment after.

Is the library real?

Yes — a two-storey collection of around ten thousand volumes at the base of the building, wrapped by a spiral stair, alongside a reading lounge, a writer's room and a rooftop reading salon.
